I am frequently asked why one would want to purchase a campground and I can think of several reasons that make campground ownership a sound investment.

First. Work 6 months and have 6 months off. Most parks are open from May to Thanksgiving weekend. When the season is finished and the park has been winterized, many park owners head south to relax and enjoy the warm weather.

Second. Seasonal campgrounds are not covered under the Residential Tenancies Act. If the campers do not pay their rent or are causing trouble, you can evict them without notice.

Third. There are no rent controls affecting seasonal campgrounds. You can raise the rents to whatever you wish.

Fourth. Campgrounds are a business that provides a strong cash flow.

Fifth. In most campgrounds, fees are paid up to 6 months in advance. Even if it is a cold, wet summer your cash flow is assured.
